Pepau  - you won't fail to be impressed

The beautifully restored property of Pepau is situated in the lovely countryside of the Lot et Garonne in the South west of France, with wonderful views across rolling hills and the surrounding valley. 

From the swimming pool you can really relax and enjoy the tranquil view. Although the house is set in quiet private grounds, it is only a short distance to the village of Cancon, with shops, bakers and a restaurant and a weekly market on Monday mornings. It's a 15 minute drive to the main town of Villeneuve Sur Lot with a variety of shops and large supermarkets, and only a 40 minute drive south of Bergerac. Bordeaux and Toulouse airports provide a great service and are under a two drive. It is ideally situated for the golf enthusiasts with a 18 hole course only a short drive away. For sightseeing there is the wonderful medieval bastide towns of Monflanquin, Montpazier, Begerac which are well worth a visit and also the Chateuau Biron.

With light and spacious accommodation (for up to 6 people), good sized gardens and a  swimming pool, the house is ideally located for you to enjoy the great food, wine, markets, and villages of the typical French countryside. The house itself has a large dining/living room with high beamed ceiling, a conservatory dining room with a panoramic view of the valley, 2 large bedrooms with en-suite bathrooms, 2 further bedrooms and a downstairs bathroom and a well equipped kitchen. Free wi-fi is available.
Unfortunately we can not accommodate very young children or pets.

inside The house - great style & comfort

The main bedroom is located on the ground floor, and as well as a king-size bed, en-suite bathroom, complete with shower and bath, there is a separate dressing area. The second bedroom, also with en-suite and a double bed, has a separate door to the garden and outside patio area, ideal for al-fresco dining.
The two other bedrooms are upstairs. One has a small double bed and the other a single cabin bed. At the foot of the steps to the bedrooms is the third bathroom.

The kitchen is well equipped with a large electric oven, and gas hob (6 rings), dishwasher, large Samsung fridge/freezer, coffee machine and plenty of crockery and kitchen utensils. Access to the main living room/dining area is either through the kitchen or entrance hall. This consists of a raised dining area and the main living area, complete with tv, dvd and hi-fi. Off the living room area is the conservatory, which can also be used as a further dining area, with stunning views over the valley.
